How can I make this work? Calling all creative problem solvers!
MY GOAL: I am interested in having an agreement drawn up wherein I rent a portion of land from a private organization, put up a temporary glamping structure then sublet it. Below is the response I received from the managing body.
MY OBSTACLE: "In regard to your subleasing idea, the structure is such that we could not effectively manage a sublease scenario because to do so would be to delegate risk mitigation to another party. In the event one of your renters saw fit to sue for any legitimate or even illegitimate reason it would not in turn diminish the risk exposure of the Council. Therefore, to knowingly enter into a lease agreement that permitted subleasing or renting would invite unmanageable risk."
WHAT I HAVE IN MY FAVOR: The point of contact who wrote the response above stated that they love creative problem solving and that I should ask the question again, but word it differently so that they can eliminate the risk to the council completely. I am the managing member of my LLC. All customers/glampers I host will have a background check done through Airbnb.
MY QUESTION: Is there a legal document that can be structured to eliminate all the risk for the counsil and allow me to sublet the land to start my glamp site?
