Rent by Room in Memphis suburbs Good Bad

Howdy friends,

Contemplating different scenarios after nightmare tenant.   I know we could probably get a good tenant by inserting myself into the application review process with the PM.  However, I wanted to ask the Memphis investors if they have success / fail stories with rent by room outside of the college areas, to adults.   And I know I'd need to put some $$ into getting it RBR ready but charging $500 (guessing) per room x 2 rooms only for a 3b/1b vs $900 to a single tenant is appealing,   Roomies and other sites seem to have interest in the area.

I follow the successes of those in other markets, like the latest BP Video of rent by room here in Denver.  However, I just don't know if this would work in my class C neighborhood near Graceland.
