I've had good success issuing official notice, letting them know how much back rent they owe, and offering to forgive said back rent if they move out by x date.

How easy is it to deal with the local officials?

Also would I be able to physically split the home in half, maybe add an extra kitchen, build some walls and Officially call it a Duplex to receive more rental income when I move out to purchase my second home to repeat the process???

We have issues with code enforcement/building department officials here in CT from time to time even when we try our best to do everything correctly.

How then, can I be 'pre-approved' to even go see a property when the rental income isn't estimated 'officially' until the appraisal is done?

I've already researched the penal code of California that says I can do this without a broker license as long as I am not receiving or expecting compensation, but just looking for the proper language on lease agreement.
