Lease agreement for parents property?
I have managed my own rental properties for the past 20 years and am now handling a rental property for my in-laws in California. Without giving legal advice, how have others set this up in their lease agreement? Do I simply just list myself as landlord (not Owner) or should I put myself as landlord and list my parents on the lease as owner? Would it be cleaner to just update the deed or some type of power of attorney between my in laws and me to act as their agent?
I've already researched the penal code of California that says I can do this without a broker license as long as I am not receiving or expecting compensation, but just looking for the proper language on lease agreement.
