How current are the topics in the beginning on the BP podcasts?

Hello everyone! My name is Brandon Whitman, I am 22, engaged to my high school sweetheart. I’m just getting started on my real estate adventure! I’m currently working full time at Henry’s Repeating Arms, in the next couple weeks I’ll start bartending on the side again. I’ve started to see how much potential real estate has in so many ways. I started on bigger pockets podcast last week and I’m on episode 40 already, I’m already half way through rich dad, poor dad. I can see why so many guests on the show have recommended it! can’t learn enough about real estate, it sparked an interest deep down. I can’t wait to see where I can take myself!

I’m looking to get into buy and hold with cash flow for now, until I get a grip on it. Then expand my portfolio for the next 10-20 years. I’ll post a more official 10 year plan in the next coming days.

In a few weeks I will be taking my real estate broker class for future ease of things with deals, mls, etc..

Any advice or information about northern Wisconsin? Anyone else from the surrounding area?

 Good for you Brandon! You can learn so much from any of the podcasts - most importantly it will gice you confidence! Some of the economic fundamentals have shifted, forclosures went from almost 50% down to 3%, so thats not a strategy anymore, but in general the message is timeless.

Don't waste your time on getting a real estate license. You learn mostly useless crap to pass the exam and if you write your own deals you have made the decision to hire a bloody rookie - yourself. Find an agent who owns a few rentals. I have been an investor much longer than an agent; getting licensed did not do very much for me as an investor, maybe even the opposite. Very few agents understand investing, maybe 5 out of 20000 in my office. When I started out I did not understand how important a great agent can be and worked with any agent I could find - I had some bad experiences..
