Brrr Method Strategy with single family home.

Is purchasing a single family home in California and having 2 families live in it acceptable for correctly doing the Brrr Method Strategy. Will the bank let me refinance after 1 year or 2. Does the bank need to know if another family is living in it.?? Also would I be able to physically split the home in half, maybe add an extra kitchen, build some walls and Officially call it a Duplex to receive more rental income when I move out to purchase my second home to repeat the process???
