I wouldn't over think it about studying your market to figure out what will get you the best rates of turn.

There is talk of the pro-tax environment possibly pushing out the overall average cycle time another few years before the next down turn.

Carrying a bad investment with the hope of turning it around while digging a deeper hole seldom succeeds.

I’d try to keep it under $1,500 and have it turned over to a new tenant ASAP.

I'm not interested in turning them into this but the ability to absorb them into a single rental property has me a little curious if this could bring down the taxes from a multi town house to a more manageable figure.  

@Monte DickPersonally for me, leveling the house and turning it into a duplex sounds like a sweet idea.
