So just stick the unopened deposit check I  mailed in a draw and wait?  

When someone is late with rent, we call them and hand them (or mail) our "Late Rent Letter" which makes is clear what they now owe.  

I'm dropping 2500 postcards to start out with and will be mailing quarterly for the entire year. 

I do have what it takes, but being a full time student (broke) I need to budget some of that $1,000 towards direct mail marketing after obtaining the list, and am looking for other sources.

He also said he’d bring a couple pieces of mail with his name and address on it as proof of his residence.

1 more thing....I have had great response with direct mail campaigns.

I receive rent via money order in the mail every month.

This creates documentation of receiving and posting rents, charging late fees, etc.Notify the tenant through the mail when they are late.

But since we live in Canada everything goes over the phone or e-mail.
