If you are buying the property for first time time, its good to be represented by an experienced realtor. 

Is this an easy fix or is this something that could get pricey the issue he has is the 2x4's supporting the roof. any input from experienced carpenters is much appreciated. my dad has incredibly high standards for things so i am trying to get a second opinion.

Based on my review of CA Agency Law, that is how this must be done. 

You can usually buy a property and use it for its original intended purpose without too much trouble or review, but when you try to use it for a different,  non-conforming purpose most cities have some sort of planning/zoning commission that will have to review and approve it before its approved. 

its a great place to find like minded folks who run the gambit of highly experienced to total beginners and everything in between.. although I would say its slanted towards those starting their journey and many once they get going and have some success contribute less frequently.you have those that are in some sort of sales business so are always marketing themselves or their companies.. through writing blogs and or posting on the site with regularity. 

I have had experienced a learning curve with my first two rentals and am looking to expand and grow this to a point of replacing my income.
