But I bet your market is different, and you may have other events, businesses, facilities, or institutions which you can use for long-term rentals.

Would you happen to have a recommended $$$ figure that you might need for reserves to take care of the unexpected events? 

I guess it's always that beginning fear of wear to start.

My wife and I just purchased our first duplex we are house hacking and in the re-model planning stage for the kitchen.

We are in Texas FYI.  

The temporary licenses are good for the year, (we are expected to be honorable and cut ourselves off at 90 days) but I bet they find a way to tweek that to stop folks from cheating. 

My question is if I move my family back into the property for the duration of the deployment, can I still 1031 exchange it when we are ready to sell in the future or do I need to lease it out again prior to the exchange?

I will just be renting it out, but in the event of an incident on the deck or if I ever end up selling it I am looking for peace of mind.
