Also a drainage report. - Structural plans and calculations from a structural engineer, foundation with footing details, all joist and rafter sizes and spacing, and roof framing. - Trusses from a truss company, then to be approved by the structural engineer with truss calculations to be done. - Indoor sprinkler plans with hydraulic calculations and manufacturer spec data sheets.

I know there is some loop hole in the tax law that if you were forced to move due to a loss of a job there is a degree of tax write off, however given that I have sold a home and taken advantage of the tax write off within a two year period Iam not sure that applies.What is my best option here?

with regards to the CA donation loop hole, it looks like they are now changing it from 1:1 tax credit to 85% tax credit of your donation.https://leginfo.legislature.ca.gov/faces/billTextC...Does that mean if I want to donate I have to do so by Dec 31?

In general, other investors can be real a-holes, if you tell them a great low income investment, they will often turn their nose up to you because they think low income is less than them, or maybe it burns because they lost money when they did a low income investment.
