Purchasing the property was not my original intention but I knew I can sell it for a decent price to another Investor.

I recently started mailing yellow letters to home owners in my area.I feel like am getting a decent response rate, but getting a deal has been tough.

Renting your personal dwelling while owning and renting other houses, duplexes or apartments is a reasonable approach, and...Perhaps patience is a decent idea for you in this situation, because you may come out way further ahead if you wait to buy until July.

There are a couple things that I'm not sure about though:The house doesn't meet the 1% rule (it will after my down payment, but not before)This neighborhood has a decent number of other rental properties in it already.

My wife and I are looking for a decent lender near Putnam Connecticut.  

With the lower property taxes in DE than anywhere else, these units still cashflow decently.
