and went dark.. on the day of closing I had to put 100% of the cash I was paying for the property into escrow ( I had to perform) that was over 100k .. then I had to hire an attorney ( we did not use a RMLS or Board of realtor form it was a short form from office depot LOL)... but be that as it may..

It might be considered  a boarding house so check the town zoning,  it might be in the building code or town ordinance on their website.

I've replaced some subfloor due to really bad urine soaked boards, the Kilz / Bin primer so use your best judgement on that..

If a company is insured, screws up, has insurance, then, a customer could just take pictures, complain to your local contractors board, get another contractor, get his invoice, go to small claims court, sue the first contractor gross negligence for my money, any judge will award that.On the other hand, what if I hire an unlicensed contractor for a $50,000 job, 95% of the job, I fire him for no reason at all, sue him, get my $47,000 back with 95% of the job done, spend $3,000 to get my job finished.

You could also deny them by stating your property is a single-family residence and not a boarding house for employers.I've rented to businesses before and it can be very lucrative because I charge much more.
