It is a complete waste of time to fill out the 16 page KCMO contract, get you to sign it, and then send it over simply to hear the other agent laugh at you.

It's a shame because they are going to waste the next 4 years in school, hopefully without student loans, and then go into the field with zero experience.

I’m trying to avoid wasting money on appraisals and inspection to only have an underwriter say no.

At what point do I say I've wasted enough time and just go ahead and sell it to use the money elsewhere?

Don't wait another day you will just be wasting time. 

If there's a noise complaint, your tenant calls you, mine calls me, I call you, you call your tenant, I call my tenant, I call you...it's a ridiculous level of complexity and wasted time.

The returns may be better in certain areas, but if you do not feel comfortable living there you do not want to waste your time researching the market. 

At this stage it would just be a waste of money.

Obviously I don't want to waste money but I'm willing to spend what will give me the best bang for my buck in the long term. 

I have a few ideas in my head but I don't want to waste his time or mine.
