Realtor Custom in Kansas City MO
I'm from Cali and my agents in CA and TX where I buy typically have a contract in my inbox within 30 minutes after I tell them to make an offer. I recently started looking in KC and the agent working for me first makes my offer verbally, after which - if accepted - is followed up by several hours before I get a contract in my inbox to sign. Is this a KC or midwest thing to not immediately send a contract but make a verbal offer first? I want to be respectful of local custom and not create tension with an otherwise responsive agent, yet it's personally maddening as I recently found out 3 days after a verbal offer was sent that was already under contract that same day my offer was communicated, yet that was never communicated to me for 3 days and only after I insisted my agent inquire on status. I'm not trying to ride roughshod over my agent, but man...

I would not say that is a Midwest custom, just how that particular agent does business. Or it could be just how the situation unfolded in that particular situation. If I'm out all day running errands and looking at several properties, I might call the agent while I'm out and about and say we want to make an offer. If per chance a number is agreed upon while on the phone, I'll write up the contract a few hours later when I'm back at my computer because creating the contract on your phone is doable using Dotloop, but not particularly easy. And with the writing so small on your phone, you don't want to miss any inputs. As for not knowing you didn't get the property under contract until 3 days later, that is just lack of communication between the agents. The longest I will wait for a response is 24 hours. However, there are some agents out there that I can call, text and email and they just ignore me until they decide its time to communicate. So it may not be your agent's fault.
