Heat is an issue there, so I'm guessing central air is going to be a big deal....just stuff like that.

By renting out a room to a friend instead of air bnb we are able to have someone there keeping an eye on the place 24/7, we don’t need to manage people coming and going, and we have been able to keep all our stuff in our house.

That said I'd rather put the $10k into a house than see it vanish into thin air.

It depends on the area, but you can expect to get close to market rent +/- amenities your unit has (ceiling fans, fridge, washer/dryer, central air, etc).

Pete and right now there are many investors who are sinking with too many Air BnB's and no income for them.

First and foremost, don't let the market conditions pressure you.As a 20-year long-term and fix/flip investor, and a two-year real estate agent who puts my client's needs before my own, my initial questions are 1) What's your compelling event?
