I AM A NEWBIE! HELP!!! (How to get started)

Hello Real Estate Family,

Hope you are doing well in the midst of all of the COVID craziness. The purpose of this post is to receive guidance on how my wife and I can begin in our investment journey. We live in Houston, TX, and specifically Katy, TX. We have never done any kind of investing, but are ready to just jump in and learn as we go. We have found a couple of For Sale By Owner properties, but what do we do next? Wholesale? Lease option? Rental? Thank you for taking the time to read this and look forward to any and all advice.

Look at fix/flip and buy/hold (BRRRR strategy), and read all you can. Get some of the books that BP offers and start playing with calculators. Going to be tough to get a deal that pencils out on the MLS but not 100% impossible either. I am also in West Houston/Katy so lets visit.
