On commercial property would only be obtainable on class D property, i.e. property with numerous "undesirable" features.

This site is an incredible platform that has numerous resources so definitely take advantage of it all.

I also tried Stessa, which I liked at first because it's free, however the imports from my bank accounts were missing numerous transactions (their troubleshooting tips didn't work either). 

But, as some others have said, a basement conversion comes with numerous challenges and obstacles (permit issue, zoning & planning approval, significant amount and cost of construction, lack of natural light).

However there are some neighborhoods nearby that I do like more, like the little triangle of Cleveland above Garfield Heights is better and Lee-Miles is (mostly) better.

There is nothing from the sellers perspective that can go good with allowing numerous inspections that are not contracted.
