I would assume you want to budget for roof 25 year life, appliances and hot water heater 12 year life, hvac 20 year, etc.

I would opt for some of the other improvements as noted above or additional appliances like in-unit washer/dryer.

I secured the remaining appliances changed out all of the locks (the original key was missing) and even went as far as to purchase a wireless security camera system that saves to local and cloud storage, ya know, just in case the thief came back last night for the rest of the items.I'm finding a renewed sense of respect for the old adage "an ounce of prevention...".

The CO would be gases that are unwanted mostly. basically every heating appliance that "burns" gas will cause CO.

The rents for the Fourplex: The top units are 3 bedrooms, 2 baths with a garage and a backyard and rent for 1,600$+utilities+appliances (we never supply appliances).
