Cons to buying Condos?

I bought my first condo two years ago to house hack (roommate paid almost 70% of my living expenses), plan was to purchase several within my complex because leasing was allowed. That lasted 3 months until I met my future wife and moved in with her :). Now I plan to buy more within the complex and my area. The complex is a 12 story building where you basically are just buying a 2B, 1B apartment. Purchased it for $48k with a $465 HOA (covers everything including wifi) and I rent at $1150, but that will be increased next year as I figured out how to add more revenue within the condo. I am trying to not see it as a too good to be true move, but its hard not to lol. I cash flow $300+ and rent will be increased, property management set up through HOA, so tenants go through them for everything, nothing exteriorly to worry about, just appliances and windows I am responsible for. I was seeing if anyone had issues with HOA's with condos? What should I be careful of? Thanks!!
