Insurance requiring replacement of working HVAC Units?!

Jerry Wolf
Posted

Newbie here - hoping to get some experience/insight with my current situation...

I closed on my first property last month (duplex/house hack in South Florida). Due to outdated electric panels, I had to secure the insurance policy with a 'last resort' company (Citizen's). Inspection was completed, the sale closed and the policy was issued without any problems. However, just this week, my insurance agent notified me that to avoid a cancellation of our policy we are required to replace both HVAC systems! The inspection report reflects that both units are fully functional but the inspector made a note that they are "at the end of their life expectancy."

I’ve since replaced the electrical panels, but am still unable to find an insurance provider that will issue a policy for the property. Most of them are referencing the age of the plumbing as denial. Both AC units work well (despite being 14 years old), and I want to do everything I can to avoid having to replace them.

Any ideas or suggestions?

@Jan Kerr

A home warranty is not going to pay to replace a working HVAC
