The issue with Queens and Manhattan is that they are niche mature markets and at times do not follow the traditional price to rent measure due to external international demand that continues to drive up prices.

The further out you go the better the numbers look, but it also means further to travel to service a property (especially if you plan on rehabing it yourself - which i would).

I been traveling extensively to Buena park and staying in hotels.

Major foundation, HVAC (internal & external), cosmetics throughout and many other things.

Any problems with the properties or managers I've always been able to fix via phone calls and not had to travel there.

I just do not want the public at large believing buying a weapon makes all your problems solved. learn how to use your body FIRST (something you can defend with every place you go and THEN start learning external weapons that are an extension of your body that you can just use in limited places.

If it is filled with stress and travel I do not recommend owning little house with renters.
