For example, for things like beds, you can cut down on weight by using two box-springs stacked instead of a box-spring and mattress (it's also MUCH cheaper this way). 2) Buy the smallest furniture you can find.

(same goes for bedroom)Then again, if your design is poor or the home does not have a layout condusive to adding a bed/bath, you could hurt your price opinion, so their must be a plan.

Looking at the Hud site for houses, and found several that would say 2 bed, 1 bath- then look at the attached report which has 3 bed, 2 bath- zillow says 2/1, Zilby shows 3/1- all on the same property.I realize that Z&Z are only guidelines, but it is kinda hard to figure out "value" when they can't agree on the number of toilets in the place.
