You may also want to consider owner financing the remaining balance if the sum of the mortgage is assumable too... why spend more cash up front if the seller is open to collecting a steady monthly income into their retirement?

Optimists hope we get some Seattle/Portland people moving north for cost of living/quality of life reasons - or a natural gas pipeline - to boost job/pop growth - without those - we'll probably stay around a 2-3% appreciation rate... fairly slow and steady over the past 30 years here.Re:HOA's - nothing crazy as a realtor - some are high if they are covering all or most utilities - (gas for heat, electric, water/sewer, trash + exterior/landscape, etc.).
