FARMING FOR SELLER-LEAD GENERATION

Hello everyone,

I am a newbie! I am looking for ideas/ strategies on the farming approaches that some of you are executing to generate seller leads? Also, any tips on determining when a market is ideal for investing? Lastly, are there any letter templates on the Bigger Pockets database to send to sellers? I am just looking for a little direction to start executing some of what I've learned.

Direct mail is great if you want to generate passive inbound leads. But it comes at a cost.

Cold calling / texting is more active and requires time, but less $ commitment.

A lead generating website is somewhere in the middle in terms of cost + effort. It requires some know-how to optimize a site, but if done well it can be a steady pipeline of seller leads.
