I think getting a well priced rental property or two on a 15 year note would really help your retirement (take younger and inexperienced people's advice about retirement w/ a grain of salt), but you'll have to fit it into your schedule somehow. 10k is 20 percent on a sub 50k property so that's a limiting factor, if your worried about credit, get that figured out first if you want to buy and hold.

I'd take whatever the realtor says about evaluating a plex property with a grain of salt, unless they're an investor themselves and specialize in investment property.
