Areas to invest in Colorado

So,
I'm very new to REI, I've been reading alot on here, some book, and talking to people often. I am going to be going to Boulder, CO in about a week. I was looking to get some advice on some good areas to look at to buy, that are growing, and would be a good area to rent...any advice I would appreciate it.
