It would be a better investment of your resources to get improved coverage on the "proper insurance" you have, including an umbrella policy that covers all of your properties.I have heard of some of my acquaintances set up land trusts within LLCs to help with anonymity, but they are cumbersome and require a fair amount of money/experience to set them up.

That is the buyers agent responsibility to protect the buyer, to make sure they are making a solid investment, to go through an inspection report and explain it to the buyer, to schedule subsequent inspections if needed, to help the buyer to identify any red flags.

Hello,So the inspection report came back with these red flags, the offer for the house was 300k, then i asked for 25k reduction and they take care of all the hazardous stuff but they said ok for 25k but you take care of everything.Anyone know how would approximate be to:1) put chimney flue2)do knob and tube rewireing (i heard it will be costly around 30k)3) change furnace4)pluming and asbestos (not sure if I should do anything for the asbestor)any help will be much

The process for my county was pretty straight forward, just needed to include before and (proposed) after drawings (which were hand drawn, no architect needed) showing the 2 walls and electrical outlets/switches.

The mostly cosmetic renovation cost was about $35,000 which included refinishing HW FL in both units, extensive painting on the interior and some exterior porches, brand new SS appliances in each unit, exterior tuckpointing updated electrical, and some minor carpentry and landscaping.
