I mean we drop 30k lumber packages in the front yards with no security at all.. out in these areas that lumber would be gone we use flimsly little construction doors with the cheapest locks once we have electrical and plumbing in... etc etc.

Your spot on separating the typical "landscape package" with extra sitework, @J Scott is much better about tracking that kinda thing, I get pretty lazy on rehabs and just dump everything in one big pile since they are kind of one off projects, but on our new construction I separate out "sticks and bricks" and "development / community costs" so that I know how much it is to build "The Ashville Plan House", but depending on which lot I build it on the total project cost will differ.

Here is what Investors are looking to see in your potential deals:1) The Comps used to verify an ARV/FMV - These have to fall within guidelines to actually be recognized as "Good Comps"...this is NOT a Zestimate or any other Automated Valuation guess **NOTE: CAP Rates on SFRs mean nothing IF the property can not actually Comp Out...so if the Exit is a Hold strategy, put the Projected CAP into the package for sure but only if you know what exactly is used and not used in determining a CAP to begin with or you may look silly out of the gate.
