VA Loan Denied Because I am within 12 months of ETS. Help!

I was recently pre-approved through USAA for a VA Loan (300,000) , and I am active duty and currently getting out of the military on August 15, 2015. After I was pre-approved, the loan officer came back on it and said we can't actually underwrite a loan because I have to have a minimum of 12 months of service left for my military income to be considered as "Income". I look this up under VA guidelines and this is technically true.

I am at a big "WTF" right here. I need help from some brokers that have experience in the VA loan process. I called Navy Federal and spoke to a loan officer with them for a pre-approval on a 100% financed buyers choice loan. And she was asking me about why not use the VA, to which I explained the situation. She responded with a tone that made me feel like I was dumb. She told me that she has never even heard of that requirement, and she approves many veterans all the time that are just about to get out within 12 months of ETS for VA loans. I am scratching my head at this. I fly out to Denver next week to hopefully get something under contract, and need to get this issue resolved. USAA would not let me speak directly to an underwriter and simply kept telling me no because it's not in accordance with their typed up guidelines, and don't care to hear my story or individual situation to even consider it. It was a straight no no no. And then the agent proceeded to ask me if I have proof of employment after the military. I am 4 months out lady, There is no way in heck I have any kind of job offer letter from anybody. And buying whilest I am still in is a must due to the fact I will have limited job history and income stubs after. I am not waiting to have 2 years of finances in a civilian job to get a house. If someone could help me out with this with a little experience, it would be greatly appreciated. As you can tell, I am quite frustrated with this but nevertheless am not taking no for an answer.

*Rant for all of those interested in hearing the rest of my sob story*

This absolutely boggles my mind. I understand that a big brother corp wants to cover their behinds, but even if I had a qualifying civilian job, who is to say I won't get fired the next day? But since I am active duty, the must guarantee I have 12 months of service left. USAA has lost my business already and I will be refinancing my auto loan over to Navy Federal. USAA won't consider my Gi Bill income (1719 a month for denver area) , or grants, or scholarships, or even unemployment letter if were to get one as income. So if I werent able to get a VA loan after transitioning into full time school, The most I can do is report a measly income from a part time job (maybe 15k a year), even though I can literally show bank statements that I am making 5000+ a month. But that isn't income to them. Last time I checked money is money. Blows my mind. *Rant Over*
