I need some advice about a situation for some clients.I am working with a couple who got mutual acceptance on a duplex using a VA loan.

One prospect asked if I accept Section 8.

I only have one idea that may be accepted by your landlord dependent entirely on your sales from now until the end of your current lease, and the projected sales in 2021 when you sign a new lease.It's called a "Percentage Rent" lease in Commercial Real Estate.

You pay in full (nothing less accepted) or you get suctioned.

The work you do is entirely related to acceptable real estate practices and2 you can document over 750 hours in those practices and those hours exceed the number of hours you work in your profession (outside of RE)This was set up to prevent people from using REI as tax havens.  

I want to stop accepting cash as a form of payment for rent.

If my tenants are not willing to sign another year lease term, is it acceptable to make the rent higher for month to month vs paying on a 12 month term?  

In order to accept tenants receiving Section 8 vouchers you must first apply with the local public housing agency.

I tend to buy in the Southern half of the US for 2 reasons:1) you get much higher year-round occupancy rates in the South & it’s simply tough to earn a good ROI in the North if your place sits vacant for a big chunk of the year2) Culturally, the Southern half of the US seems to be a lot more accepting of STRs regulation-wise.

In my experience it takes me ~30 days from filing to the hearing to the dispossessory being executed if the tennant doesn’t present an acceptable extenuating circumstance at the hearing.
