I only have one idea that may be accepted by your landlord dependent entirely on your sales from now until the end of your current lease, and the projected sales in 2021 when you sign a new lease.It's called a "Percentage Rent" lease in Commercial Real Estate.

I tend to buy in the Southern half of the US for 2 reasons:1) you get much higher year-round occupancy rates in the South & it’s simply tough to earn a good ROI in the North if your place sits vacant for a big chunk of the year2) Culturally, the Southern half of the US seems to be a lot more accepting of STRs regulation-wise.

In my experience it takes me ~30 days from filing to the hearing to the dispossessory being executed if the tennant doesn’t present an acceptable extenuating circumstance at the hearing.
