Incentivizing a tenant to move out 2 months early

Hello fellow Bigger Pocketers!

Real estate is all about being creative and making deals work, right?

I need some advice about a situation for some clients.

I am working with a couple who got mutual acceptance on a duplex using a VA loan. They have to occupy the property within 60 days of closing. Just after mutual acceptance, they found out from the listing agent that the renters' leases are up in June, and with a end of February close, that is obviously more than 60 days.

Assuming no switch of a loan, how would you go about keeping this deal together?

My first thought: Ask renters if they want to move out about a month and a half early. If they do, great. How do you thank them? (Help them find another place?)

If they don't want to, how would you incentivize? Offer to help them find a new place and pay deposit on it, for example?

I am determined to keep this deal together.
