I am a certified hvac technician and I have a back ground working in small appliance repair.

I don't have the experience to know if new furnace/water heater/windows/appliances would alter the appraised value to make this a rational deal under these circumstances.

Anything that may require immediate repair that you need to plan for - age and working condition of mechanicals, appliances, water issues, etc.4.

  ( crown not so much) but granite quartz stainless yes.. and appliances are appliances nothing more expensive about installing those in most instances.Right now in most markets SUB labor is a real issue  IE lack of quality subs.. too much demand for new construction and not enough folks to do it.. so this has cost sub prices to rise over the last 3 years.I would get some other bids to see what the market is paying.. although in our market that would be very high... in context we will pay about 300k for 4.6 mil of construction cost.. ( vertical only does not include the building of the lots which is another 1 mil and its included in the 300k)

A few friends/colleagues are leaving the area because they can't make ends meet with household incomes of 250-300k.

The units they're living in are rubbish,and in need of repairs and upgraded appliances.

We have some cash under our mattress that's got real estate investing written on it.Most importantly for me, I want to buy myself time as I'm the financial provider of the household.  

They stole some appliances a washer and stove.
