(4 Unit) Lease terms! Help!

What key terms would you put on a. Lease for a 4 unit complex?

Ex how long of a Late duration +fee? Tenant damages?

Acquiring a 4 unit and need to figure out how to structure my new lease, which the seller will have signed for me before I go in.

If I could downvote the guy above me I would. 

An attorney drafting a lease isn't going to cost you thousands... Maybe a few hundred. But investing in a solid document could pay for its weight in gold. So you download a free one from the internet. What if it has eviction terms that are contrary to your state? Your tenant stops paying. You take them to court. And.... Your tenant has a great case. 

What if your late fee, security deposit, maintenance, pet, acceptable use policy, or non smoking clause isn't worded correctly? Or gives an insurance company an out? Or leaves you exposed to added liability that could have been mitigated? 

If you can afford a 4 unit you can afford the few hundred bucks to have a good lease drafted.
