Will extend the offer to tenants for raised bed vegetable gardens in the back if they wish to work it. all our tenants seem to be long term we've had one for 20 years and another for 15 so they feel a pride in living in the building and pick up trash or any fruit that might fall on their own.

It boils down to their motivation to sell, and your motivation to buy.Ask to extend the home inspection period and closing, so that you can get several quotes from contractors. ,  Once you get actual bids and detailed SOW, run your numbers again, if it still works, then ask the seller if they can give you a credit at closing.

However due to the original claim being denied as a maintenance issue versus sudden and accidental, they then will not pay any claim caused by or extending from the original incident that was denied. 

IF we are successful and we end up not having any vacancies, and they leave the place clean and in good condition, we MIGHT return some (or all of the damage deposit), but this tenant already fulfilled one lease (and extended to a second year) and is being helpful to us getting a new tenant.

They only problem with this type of loan is I cant extend a home equity line of credit.
