Insuring older multi-family residential properties

We just got slapped with a $20,000 sewer bill, of which Pemco claims they will pay zero. Tree roots busted the sewer main, needed emergency replacement on a Sunday, we got pretty screwed calling a retail plumber while we were out of town... ANYWAY: Which insurance companies do you BP landlord friends use for 1-4 unit, older multi-family homes?? We are clearly looking to find a new company after the dust settles in this. 
 

We have three older homes in Seattle (1910-1925) and had some trouble finding insurance to cover us initially when we closed on the first property. The problem, I guess, is that most companies don't want to insure older homes and on top of that most don't cover loss-of-rent in case a unit isn't liveable while being fixed due to damage. 

Would love input on where and how to shop around the insurance market.
