Has anyone ever considered converted the office space to residential rental space entirely?

I still had a few good tenants and really enjoyed the experience overall.I don't think I've ever considered purchasing single family homes for the sole purpose of renting them out.

The only time I'm ever able to justify doing my own title search is if the property is really cheap - so cheap that a title insurance policy is overkill ...and these kinds of properties are usually a waste of time in the first place (depending on where you're at financially).

You do have to consider cost versus benefit more than ever these days with tuition rising and student loans being nondischargeable debt, but if you're able to get grants, scholarships, etc., it's worth it.

The original issue was brought up by the ever ballooning prices we had some years ago leaving the market with highly over inflated values and lenders with loans that they ended up foreclosing on and taking a huge loss on.At that point the government sponsored entities, Fannie, Freddie, Gennie Mae, and also FHA and UDSA revised their guidelines to say no financing available for flips with large market increases when the rehab costs cant justify the price increase.
