Can I Convert a multi-use building to a triplex???
Here's a question I have. I found a mult-use building in a smaller town (10,000 people) that I'm very familiar with. Its actually right near the downtown area. Its a really nice town that I have not been able to get a rental in because the prices are just too high to make sense.
However, this multi-use building just popped up. Its got 5,600 sq ft of space with a 2bdrm apt on the upstairs taking up 1,800 sq ft. The bottom 3,800 sq ft is office and storage in an "open floor plan".
My question, without having seen it yet or talking with the village. Has anyone ever considered converted the office space to residential rental space entirely? Its actually right next to residential so it wouldn't be a notable fish out of water.
Does anybody know when if a property thats zoned multi use has to have a certain percentage of the square footage used for commercial?
I'm just thinking if I could actually get the approval to turn it into a 3 plex, there's some really good rents to be had and a lot of space. I figured I could possibly convert the upstairs 2 bdrm into a 3bdrm (1800 sq ft should allow for 3 bdrms), and the downstairs into a couple of 1,500 sq ft 3 bdrm units - provided the layout works.
Im just wondering if anybody knows more about multi-use zoning rules and/or what my chances might be to pull something like this off. The numbers would look pretty good if I could turn it into a 3 plex. I don't think the office thing interests me enough to want to pick it up and deal with the commercial side of it
