yikes...i feel for the agents who earned those commissions...a homebuilder filed bankruptcy in charlotte a few months back..the negotiated settlement is that they're paying off their debts at 10 cents on the dollar...they owed some small business and contractors hundreds of thousands of dollars...i know of a framer who was owed 50k...they're still in business, but paying cash on delivery now...as for the contractors and small businesses, they're screwed

I picked up a a batch of imported 18" travertine from home depot for 1.88 /sq ft and threw in free delivery (that stuff is really heavy).

I would not argue that point, but would not use that in my own business model.

I've considered this business model in the past, but it's always seemed that I couldn't mark-up the property enough to cover the loss I'd take when selling the note.

Now, I'm researching if it is possible to do the same here in the NYC area if I use the same business model (Partners = Realtor, Contractor, Investor)?

It is modeled on British system.It didn't give any more details, so not sure if it will only be limited to corporations or be extended to individuals, in particular landlords.
