I will add my thoughts though, and say that I'm not sure, but if you are expecting to be sued right now and it's found that you preemptively changed title of your asset(s) to avoid losing it in a lawsuit, that in itself could get you into some trouble.

I was trying to be "fair" - Well - I changed that agreement in November, requiring the tenants to pay "water", "sewer" and 1/2 of Muni - that seemed fair too.

But you can only complete the exchange with properties from the list and the list goes hard and cannot be changed after day 45.

As to tenants taking care of you, that really changes from tenant to tenant and if someone is asking for extras now then they're likely going to start asking for more and more in the future.

(People run from California to Vegas then slowly change Nevada in to what they ran away from for some reason.) if the government here started coming after long term small landlords the way they are just piling on short term (Airbnb and vrbo) people that could push me out fo vegas market.

That said, I think you wouldn’t have an issue as long as that property is listed as your primary residence: all the bills in your name and change your mailing address.

Maybe adjust your prices for buying and selling but frankly, I probably wouldn't change anything you do on a day to day basis.
