Help! Trying to sell a property. What am I doing wrong?

I have a property under contract that I am trying to find serious buyers for. A good number have contacted me saying they will get back to me the next day, but I have heard from no one. This is my first attempt at wholesaling. I also created a report to that analyzes the numbers on the property. Can someone tell me some things I should change? Don't worry. If you cannot unlicensed broker the deal you will own an investment property. After all, you DID lead the seller to believe you want to buy it:)
