Help! Trying to sell a property. What am I doing wrong?

I have a property under contract that I am trying to find serious buyers for. A good number have contacted me saying they will get back to me the next day, but I have heard from no one. This is my first attempt at wholesaling. I also created a report to that analyzes the numbers on the property. Can someone tell me some things I should change?
