In my opinion, if all tenant/PM interactions happen in one place, then the reporting of the issue to both PM and tenant as well as the responsiveness of the PM are very easy to follow.

Granted they are taking their anticipated costs out of your proceeds but is there an advantage in that you do not have to dig in to your pocket to pay for anything for the transaction to happen if you accept the offer?

Some people are buying deals with the anticipation that they break even just so they can have more tax write offs.
