Your opinion on most recent single family rental deal
Love to see your thoughts on this deal:
1. All cash (I know many of you won't like that, but I like to be conservative on my passive investments)
2. All in $66k (31k rehab, so I get to offset gains for several years)-all new HVAC, roof, etc.
3. ARV $72K
3. Already rented prior to finish $725/mo. with prop management company
4. Expenses:
Insurance $50/mo
Taxes $70/mo
Prop Mgmt $73/mo
Monthly Cash flow $533 ($6396 annual)
Vacancy/Maintenance (15%) $109/mo
Monthly Net Income $424 ($5088/annual)
Cash on Cash return 9.7%
