My mother in law is a property manager here in Wichita and she says an RE License isn't required for managers here.

Currently they are paying $950 for the house in Oklahoma.They do have 2 cars, car payment for one car is $512, the other is paid off.They are moving from Oklahoma, the mother is still in Oklahoma with the kids, she is making $2480 a month, been at that job since Sep 2016.  

and having my mother pass away at far too young of an age last year, I have determined that I will be moving back to Charlotte, where I am looking to obtain a position within the real estate industry, and network as much as humanly possible within the upcoming months.As of now, my goal for 2017, aside from acquiring a position back in Charlotte, would be to acquire my first residential, value-add, multifamily (preferably 3-4 units) within the greater Charlotte, NC area utilizing an FHA loan.  

You have goals and a vision different than your family.After you get in, you can clean up the place, make if feel like a home, and hopefully make your mother feel better.

I got into learning about real estate to help my wife and mother inlaw with a headache property they have had for years.

Look into renting to traveling nurses or other medical professionals.

So, we had our single family rental house flooded by mother nature.

If you get a corporate rental on a good corporate board for traveling nurses it's very profitable.

If so and he's on fixed income, you probably can't increase much before he can't afford it, but also he'd probably stay until he cannot (nursing home/moving in with family/passing away).
