I have learned that this is a way that most of the "gurus" got their start and it is a creative method to use when we don't have much start-up cash or credit.During our researching and learning process, I realized that most of the questions I've had have been answered on BiggerPockets - which is what brought me here!

I am considering using the Alex Joungblood method, send out volumes of postcards and if they choose to leave a message after your minute long recording, then you KNOW they're motivated.I would say 25% of my yellow letter responses were mad or confused, and 50% were just curious.

You remember the scientific method?

We have seen all of the methods here done and they all work.  

Basically, I just followed a system and a variety of marketing methods.

I'm not sure about you, but I have gotten some very lucritive deals on the MLS, In fact it is currently my #1 method of finding deals.

I'm going to try most of these methods to create my buyer's list so that I can started wholesaling.Thank you so much!!!

What is the best method when you are new?

The "seller" buys from the source, sells it to the end buyer.The stock market has its "option trading", where you can sell a stock, and not have bought it yet.I have never, in my 25+ years of using this method, ever had anyone attempt to legally call me on this...and that includes HUD, Banks, Fannie, etc...who knew what was going on as it happened.The LLC makes the offer, gets the offer accepted, and the Wholesaler sells the LLC to the buyer.
