@Alex AllevaTruth be told, your money will go a lot further out of state hence why I live in New York and invest elsewhere. 

Any tips or advice on how to come up with a solid ARV, and any other tips on getting started off wholesaling in general would be appreciated as well (determining repairs, etc.)

That might be my best tip.

Asking price started at $250k and we were able to watch some price drops and eventually negotiate a purchase of $215k with a further 2k concession after inspection. 

After I do get enough equity, I am looking to get into rental properties for passive income.If anyone is in the area, I would really like to connect with them and simply get some helpful tips and tricks to getting started in wholesaling.I would also like to ask, should I go with legalzoom for setting an LLC or look for a local attorney to set up my legal entity.
