I’m mostly looking for family guests and not party guests.  

I want to get tighter on my buy box before reaching out to realtors, wholesellers, lenders, etc.I'm also curious if those data points are more focused on SFH as opposed to multi family.

Hey guys, my name is Zack Nelson and I live in Northeast Nebraska and own a single family rental home in the same area. 

Multi-family, single family, loan the money, syndication..

It is a single family home that my father left after he passed.

But to raise capital for a deal, especially if you are doing it publicly (outside of family and close friends), you can be marked as selling a security/investment.

The options we're considering are either a multi-family unit in the city or a short term rental property in the city or up to 2 hours drive from Sewickley.However, we're in need of professional guidance to help us make the best choice for our family and investment goals.If you were in our shoes, what would you do next? 

Also cold call multi family owners to start networking and finding deals outside of the MLS.
