Land is zoned Business Park/Commercial but USE is Mixed Residential. 

I would call some property managers and ask them how much they charge to find tenants so you can make a ball park estimate of what the fee should be.

Got a 4plex...the tenants are only allowed to park their cars there.

I currently live in Lexington Park Maryland or Southern Maryland if you will.

Then compare the condition of the current property to the condition of your comps, whichever comp is the closest to the characteristics of the property you are trying to buy should give you a good ball park estimate of how much this property is worth.

Sure, you need lots of parking for this type of U&O, but it sounds to me that if you did this with 2 floors and a 20K footprint, you may be able to cut your land-needs by 33 or 50%, too (?)   

I came across a property in a popular vacation spot in the Olympia national park.

Im thinking it may have to be widened or something if they arnt considering the rock driveway next to house to be a driveway (3 beds equal 3 parking spaces).
