Buying land and rezoning?

I am looking for 3 or more acres to build a 40k+ square foot structure which will serve as an events space business. Most of the land I am finding is zoned as agricultural even when it is in the county urban district boundary.

Can you please comment on how realistic and how expensive is it to purchase one of these parcels and have it rezoned for commercial or industrial use so we can build our structure and open for business?

@Justin Cabral you don’t want to close on any property until you get all of your entitlements for the development.

Some agricultural zoning allows for event uses either by right or with an SUP. You should be able to search for this online. Just google agricultural zoning uses in your city or county.

You can also to talk to the planning and zoning department in the city or county and they can explain the zoning and allowable uses as well as the process and timeframe for rezoning if required.
