Single Mobile Home & Single family Home same parcel

How do you finance this situation?  Single family home, then two seperate single wide mobile homes on same property rented out. Land is zoned Business Park/Commercial but USE is Mixed Residential.  Bought 3 months ago 155k.  Appraised for 275k 2 weeks ago.  Want to get 205k cash out refinance on the property for long term 30 years loan or close to it.  What option for this do you have?  Cap Rate if phenomenal with total rent a month for $3200 monthly.  Phenomal borrower record as all.
